Does your roof need replacing before solar? Here's how to actually tell
I once quoted a job on Bellarine Highway where the homeowner had a beautiful north-facing roof, zero shading, and a 22-year-old set of terracotta tiles that were cracking every time someone walked across them for measurements. We didn't install. I told them to call a roofer first. They weren't thrilled, but three years later a mate of mine who took over the job told me they'd have been pulling panels off within a decade to fix a roof that should've been sorted before a single rail went up.
That's the conversation nobody wants to have when they're excited about a solar quote. But roof condition before solar installation is one of those decisions that's boring right up until it costs you thousands of dollars in removal and reinstallation fees. Panels last 25-plus years now. Most roofs don't get replaced anywhere near that often, but the ones that do usually need it within the first ten to fifteen years of a solar system's life, and pulling an array off to reroof is not a small job.
Why roof age matters more than roof looks
A roof can look fine from the ground and still be five years from needing work. This is the single biggest thing I try to get across to people: visual condition and remaining service life are not the same thing.
Concrete and terracotta tile roofs typically run 30-50 years before major work is needed, though pointing and bedding often needs attention well before that. Metal roofing, depending on the coating and coastal exposure, tends to sit somewhere between 25 and 50 years for the metal itself, but fasteners and sealants age faster, especially the neoprene washers under screw-fixed sheeting. Asphalt shingle roofs, common across the US, are usually rated for 20-30 years depending on the product, and that number drops fast in high-UV climates like the Southwest or Florida.
The maths that matters is simple: if your roof has less than 15 years of realistic life left, and you're about to fit a system built to run for 25, you are choosing between reroofing now (cheaper, one disruption) or reroofing later with a fully wired, mounted solar array sitting on top of it (more expensive, two disruptions, and a scramble to find an installer willing to pull it down and put it back up properly).
What an installer actually checks, and what they don't
Most solar installers will do a basic structural and condition check before signing a contract, mainly to make sure the roof can carry the rail and panel load and that there's no obvious rot or major tile damage in the immediate mounting area. That's a liability check, not a full roof inspection.
What they generally won't do is climb the whole roof plane checking for hairline cracking across every tile, assess flashing condition around chimneys and valleys, or estimate remaining membrane life on a low-slope roof. That's a separate job, and if your roof is anywhere near the middle of its expected lifespan, it's worth the couple of hundred dollars to get a roofer or building inspector to do a proper look before you sign anything with the solar company.
I'd go further: if your installer's condition check is a five-minute look from the ladder and a "yeah, that'll be fine," that's a red flag on the broader install quality too. The team that skips roof assessment is often the same team that skips proper penetration flashing and torque-checking mounting bolts. The reroof-first calculation, done properly
Here's the number that should drive the decision: get a quote for reroofing (or a targeted repair, if that's realistic) and compare the total cost of doing it now versus the estimated cost of removing and reinstalling a solar array later, plus whatever the roofing costs are at that future date with inflation baked in.
Removal and reinstallation isn't just labour to unbolt panels. It's disconnecting DC and AC wiring safely, storing panels without damaging frames or glass, removing rail and flashing, and then reinstalling with new flashings and, ideally, new fasteners rather than reusing ones that have already had 10+ years of thermal cycling. Depending on system size, that can run into several thousand dollars on top of the roofing work itself. Doing both at once, roof first then solar, is almost always cheaper than doing them in two separate trips up the ladder.

Mounting method changes the risk profile
Roof type changes how much this matters. Tile roofs need tile hooks or brackets that sit under the tile, and removing panels means lifting and often replacing tiles that crack during the process, terracotta especially. Metal roofing (standing seam or corrugated) generally uses clamps that don't penetrate the roof at all for standing seam, which is genuinely one of the lower-risk options for future removal and reinstallation. Screw-down metal roofing needs penetrations sealed properly, and that's where poor installation shows up years later as leaks around the solar mounts specifically, not the roof generally.
For asphalt shingle roofs in the US, mounting typically uses flashed penetrations, and the flashing quality is genuinely the single biggest variable in whether that roof leaks in year eight. This is one of the areas where I'd push back gently on the "any licensed installer will do fine" assumption. Flashing detail around solar penetrations is a skill that varies a lot between crews, and it's worth asking specifically how they flash penetrations and whether they follow the roofing manufacturer's own instructions for solar attachment, which most major shingle manufacturers publish. Warranty overlap you need to check both ways
This is the bit that catches people out. Most roofing warranties have clauses about unauthorised penetrations or modifications voiding coverage, and installing solar mounts can trigger that language if it's not done by, or at least signed off by, someone the roofing manufacturer recognises. Conversely, most solar racking and panel warranties (typically 10-25 years depending on component) assume the roof structure underneath is sound and stays sound; if a roof failure damages the array, that's generally not covered under the solar warranty at all.
Before you sign a solar contract, it's worth a five-minute call to whoever issued your roofing warranty (if it's still active) to confirm solar penetrations won't void it, and get that confirmation in writing if you can. What this means for orientation and layout decisions
If you do end up reroofing before solar, you get one genuine bonus: a chance to reconsider layout without the sunk cost of an existing array pinning your options. If your existing roof plane orientation is mediocre, a reroof is the moment to think about whether a small addition, dormer, or even just re-pitching a section changes what's realistically available for north-facing (or south-facing in the northern hemisphere) roof area. That's a bigger conversation than most people want to have over a roofing quote, but it's the cheapest time to have it.
Panel efficiency and orientation trade-offs matter here too. My rule of thumb, from years of climbing other people's roofs: if a roofing professional tells you the roof has less than a decade of confident life left, get it done before solar goes up, full stop, even if that means delaying the solar install by a season. If it's got 15-plus years, proceed with confidence. The murky 10-15 year zone is where you need an honest conversation with an actual roofer, not the solar salesperson, because their incentive is to get the sale signed this month, not to tell you your roof needs work first.

But I've seen enough good systems sitting on roofs that shouldn't have had them yet to know it's the first question worth asking, before efficiency percentages, before inverter brand, before any of it. - Most tile and metal residential roofs are structurally fine for solar loads, but a proper assessment (usually part of the installer's site visit) checks rafter spacing, timber condition and any existing sagging.
